Changing provider mid-contract? We handle the overlap. From your existing cleaner’s last day to our first day there is no gap in service. If TUPE applies, we work that through with your managing agent rather than leaving it with you.
Cleaning Inside Managed Buildings and Multi-Tenant Offices
Most Dublin 2 and Docklands offices sit inside a managed building, and that changes the job considerably.
Contractor approval comes before cleaning.
Building management companies keep an approved contractor list. Staff details, insurance certificates, method statements, risk assessments and a health and safety statement go in first, and the induction is completed before anyone starts.

What Commercial Cleaning Actually Costs in Dublin 2
Price comes down to a handful of things: total floor area and the number of floors, frequency, occupancy and headcount, washroom count, the ratio of hard floor to carpet, the access window (out-of-hours costs more than daytime), whether consumables are included, and whether periodic works like deep cleans, carpets and windows are built into the contract or billed separately.
Then there is the part nobody explains to buyers. Contract cleaning in Ireland is covered by a legally binding Employment Regulation Order, made under the Workplace Relations Commission. From 1 January 2026 the sector minimum is 14.80 euro per hour for workers aged 20 and over, with sick pay provisions, an unsocial hours premium for work between midnight and 6am, and overtime rules on top. (Rates are reviewed, so check the current position on the Workplace Relations Commission site. Correct as of August 2026.)
What that means for you is simple enough. On top of that labour cost sits PRSI, supervision, materials, equipment and margin. So if one quote lands far below the others, ask the supplier a straight question: how does this rate meet the ERO? A non-compliant supplier’s risk ends up in your building, not theirs.
