What to Do When Limescale Ruins Washroom Fittings in a Dublin Office
A Monday in late January. The facilities manager of a shared washroom core in a Dublin 2 office block rang us because two tenants had complained inside a week, and the taps looked, in her words, furry and grey.
Her daily cleaner had been spraying a supermarket limescale spray over everything for about a month, including the brushed finish on the new basin taps. We arrived and found two separate problems sitting in one room, and only one of them was limescale.
The short answer
Stop spraying descaler directly onto fittings. Identify whether the deposit is limescale or uric scale, then test one small patch with a citric acid based descaler applied to a cloth, respect the dwell time on the label, rinse and dry fully. Where the plating underneath is already pitted, the fitting needs replacing, not cleaning.
- Stop all spray on descaling in the washroom today, before anything else.
- Run the wet cloth test on one tap to tell surface film from bonded deposit.
- Treat limescale and uric scale separately, with different products, on different passes.
- Photograph and record the condition of every fitting before you treat any of them.

Limescale or uric scale? They are opposite problems
Almost every guide on this subject treats scale as one thing. It is not, and that single mistake is why washrooms still smell the week after a deep clean.
What limescale is and where it lands
Limescale is calcium and magnesium carbonate left behind when hard water evaporates. The water goes, the minerals stay, and they keep stacking in the same spot because water keeps arriving and leaving in the same spot.
In a commercial washroom it lands in predictable places:
- Tap spouts, aerators, flow restrictors and sensor tap outlets.
- Basin rims, plugholes and the tiling or splashback behind the basin.
- WC waterlines and the underside of the rim.
- Cistern internals and flush valves, where it works silently.
- Urinal flush spreaders, which is the exact point where water evaporates.
It is white to grey, it builds as a crust, and it is dissolved by acid.
What uric scale is and why it smells
Uric scale is different chemistry entirely. Uric salts crystallise inside urinal traps and the pipework beyond them, forming a hard encrustation that holds odour and bacteria, narrows the bore and eventually blocks the run.
Rentokil describe the same mechanism on their blocked urinal pages: evaporated flush water and dissolved salts building into encrustations that cause odour, slow drainage and overflow. It is a recognised, distinct problem, not a symptom of lazy cleaning.
That is why a washroom can be spotless to the eye and still smell at four in the afternoon. The source is below the surface, and no amount of wiping the bowl reaches it.
Why treating them the same fails

Use an acid on uric scale and you get very little. Use an alkaline or enzymatic product on limescale and you get nothing at all. Do both at once on the same cloth and you have wasted an hour and possibly created a fume risk.

Is the fitting recoverable? A two minute test before you treat anything
Before anyone opens a bottle, find out what you are dealing with. This test costs nothing and it changes the entire conversation, including the one you may need to have with a landlord.
The wet cloth test
Wet a microfibre cloth in warm water and wring it out so it is damp, not dripping.
Hold it flat against one 50mm patch of the tap or fitting for sixty seconds.
Wipe with light pressure only. No scrubbing, no pad, no product.
Look at the patch, then run a fingertip across it.
If the surface comes back bright and smooth, you have surface film and it will clean up. If it stays dull and feels like fine sandpaper, the plating underneath is damaged and cleaning will not bring it back.
The fingernail edge check
Run a fingernail slowly across the boundary of the affected area. If you can feel a step, something raised sitting on top of the metal, that is a deposit and it can come off.
If the surface is uniformly matt and slightly rough with no step at all, there is nothing sitting on top. That is pitted plating, and the roughness you can feel is the damage itself.
The three conditions, translated for a facilities manager

Catalin's note: If the plating is already pitted, the tap will look worse the morning after we descale it, not better, because the scale was hiding the damage. The client hears that from me before we start, never after. Nobody should be surprised by their own washroom.
Why Dublin washrooms get this in the first place
Uisce Éireann state plainly that hard water is a natural characteristic of much of Ireland's drinking water supply, that it comes from high levels of natural minerals picked up from rock and soil, and that when hard water is heated it leaves a white calcium deposit known as limescale. Much of the Dublin region draws from limestone influenced catchments, which is why the supply here runs moderately hard to hard rather than soft.
For a sense of scale, EcoFilter Ireland publish the classification bands as soft at 0 to 50 mg/l, moderately soft 51 to 100, slightly hard 101 to 150, moderately hard 151 to 250, hard 251 to 350 and excessively hard above 351, all measured as calcium carbonate. Culligan Ireland's Dublin hardness checker returns 323 parts per million for Dublin, which sits inside the hard band. Both of those are commercial water treatment companies, so treat the figures as indicative rather than official.
The authoritative check for your own building is the Uisce Éireann water quality lookup by Eircode, because supply zones differ across the county. Irish drinking water is governed by the European Union (Drinking Water) Regulations 2023, S.I. No. 99 of 2023, and the EPA reports publicly on quality in public supplies.
Water hardness explains the county. It does not explain why one washroom scales and the one directly below it does not. That comes from the building:
- Hot water concentrates scale faster than cold, so hot taps and hand wash basins go first.
- Sensor taps and low flow aerators have narrow orifices, so scale shows early as spitting and splashing.
- Long dead legs and lightly occupied floors let water stand and evaporate in place.
- Urinal flush spreaders scale at the exact point of evaporation.
- Cistern internals and flush valves scale invisibly until the flush noticeably weakens.
- Hand dryers mounted beside basins speed up evaporation on the surrounding tiling.
We see all six across Dublin office stock. Refurbished Georgian conversions around Dublin 2 with mixed age pipework behave differently to IFSC and Docklands towers with pressurised systems and sensor taps, and both behave differently again to a Sandyford business park unit on a long service run.
The tell on that Dublin 2 job was that the cold taps wiped clean and the hot taps did not, which told us where the scale was forming before we opened a single bottle.
Chrome, PVD and the finishes you can ruin in ten minutes
Here is the part that costs buildings real money. A tap is a thin decorative layer over brass, so every decision you make about cleaning it is really a decision about that layer.
Polished chrome plating tolerates a mild acid with a short dwell and a proper rinse. PVD coatings, brushed brass, matt black and other special finishes very often do not, and the damage is done long before anyone notices.
Manufacturers are not vague about this. Hansgrohe's care and cleaning guide instructs users not to use cleaners containing hydrochloric acid, acetic acid, formic acid, phosphoric acid, concentrated caustic soda or chlorine bleach. It recommends gentle cleaning agents based on citric acid, gives a soak of roughly five to ten minutes for detached parts, and states: never spray cleaning solutions directly onto the products, but always onto a cleaning cloth, because spray mist gets into openings and gaps and causes damage. The same document states that damage caused by improper handling is not covered by the guarantee.

Red flags to stop today:
- Any product listing hydrochloric or acetic acid used on a plated tap.
- Neat vinegar on plated brassware. Even consumer guides warn against it on chrome and gold.
- Spraying descaler onto the fitting rather than onto the cloth.
- Leaving descaler on to dry rather than rinsing it off.
- Green scouring pads, wire wool or abrasive cream anywhere near brassware.
Catalin's note: We ask for the O and M manual or the brassware spec before we descale a refurbished washroom. If the manufacturer says no acid, the answer is no acid. I would rather take three visits and slower results than void a guarantee in ten minutes.
The step by step method we use in a Dublin washroom core
- Book the slot properly. Out of hours or early morning, with an agreed window for how long the core is closed. Descaling a washroom during working hours is how you turn a maintenance job into a complaint.
- Close and sign the washroom. Door propped, wet floor signage out, ventilation running.
- Photograph everything before it is touched. Every tap, WC, urinal and basin. This is the baseline for the condition report.
- Run the wet cloth test on one tap, one urinal and one WC, and record the condition level of each fitting.
- Test patch the chosen product on the least visible fitting. Nothing else gets treated until that patch passes.
- Remove what can be removed. Aerators, flow restrictors, spray heads and shower roses come off and soak separately in a citric acid solution for about five to ten minutes, rather than being treated in place.
- Apply the descaler to the cloth, not the fitting. One item at a time, dwell time as the label states, and never allowed to dry on.
- Rinse thoroughly with clean water, then dry with a separate microfibre. The rinse is what stops the acid continuing to work. Skipping it is a slow way to damage a finish.
- Treat urinals and traps on a separate pass with the correct product for uric scale. Different cloth, different product, no mixing of chemistries at any point.
- Re photograph, list any fitting recommended for replacement, and issue the written condition report.
On the safety side, we hold a chemical risk assessment and the safety data sheet for every product used on your site, and our staff are trained to work under safe systems of work as required by the Safety, Health and Welfare at Work (General Application) Regulations, S.I. No. 299 of 2007. Gloves and eye protection are worn, an acidic descaler is never combined with a chlorine based toilet cleaner, ventilation is maintained throughout, and the washroom stays closed to occupants for the duration. The Health and Safety Authority publishes the underlying guidance on chemical safety at work, and it is worth your health and safety lead reading it before signing off anyone's method statement.
Urinals are a different problem, and this is where the smell comes from
A urinal that smells after a full daily clean is almost never a surface cleaning failure. It is a trap and pipework problem, and the encrustation causing it sits where a cloth cannot reach.
The symptoms escalate in a predictable order. Persistent odour comes first, then slow drainage, then standing water, then overflow. If you are at stage two, you have weeks, not months.
The treatment sequence:
- Remove and clean or replace the trap insert or cartridge.
- Descale the bowl and flush spreader for limescale.
- Treat the trap and downstream pipework for uric scale with an enzymatic or dedicated product, repeated over a short course rather than once.
- Re test drainage speed after treatment, not before.
Where the run is already encrusted solid, stop. That is a mechanical clearance job and it belongs to a drainage contractor, not a cleaner.
We say that last part out loud on site, because pretending otherwise just costs the client another visit. This is not a cleaning job any more, it is a plumbing job, and the sooner that is named the cheaper it gets.
One more thing on waterless and low flush systems. They cut limescale considerably because there is far less water evaporating, but they raise uric scale risk if cartridge changes slip even slightly. With those systems the maintenance schedule matters more, not less.

A real site example
A five storey serviced office building in the Sandyford Business District called us because every hand wash basin tap on the top two floors was spitting and the tiles behind them were spotted. The ground floor washrooms were clean. Same water, same cleaner, same products.
The cause was not cleaning at all. The upper floors were lightly occupied and sat at the end of long hot water dead legs, so water stood and evaporated inside the aerators between uses. Scale formed exactly where the flow was weakest.
We removed and soaked every aerator, descaled the spouts with the product on the cloth, and worked through the building tap by tap. Twenty two taps came back to full condition. Four did not. Those four were at Level 3, with plating already pitted by a previous contractor's spray on treatment, and we listed them for replacement in the condition report rather than pretending another pass would fix them.
The building then moved to a quarterly aerator soak written into the washroom contract. That is the actual lesson: fix the pattern, not the symptom, and be straight about which fittings you did not save.
When a deep clean fixes it and when it does not

When you read a quotation, check what "deep clean" actually means in it. A great many washroom quotes say descale as required and never define required, which means it is priced out of the job and will be charged as an extra later. Ask for the descaling scope to be itemised by fitting type and frequency. If a contractor cannot tell you how often they intend to descale your urinals, they have not planned to.
When to do it in house and when to call a contractor

An office manager in a Ballsbridge building asked us whether she could simply tell her daily cleaner to scrub harder. It is a fair question and it deserves a straight answer.
Harder is what ruined the four taps in Sandyford. Scale does not respond to effort, it responds to the correct chemistry, the correct dwell and a rinse. Asking a cleaner to press harder with the wrong product just moves the damage from the scale to the plating.
The fix is a different product, a different method and a scheduled interval. That is why this usually ends up inside a commercial washroom cleaning in Dublin contract rather than being solved with a bigger bottle.
How to stop it coming back
- Get descaling frequency written into the contract with a stated interval, not the phrase "as required".
- Daily: neutral clean and, more importantly, dry the taps and basin rims. Scale forms where water evaporates, so drying is the single highest value habit in the room.
- Monthly: check and clear aerators, flow restrictors and spray heads.
- Quarterly: descale taps, WCs and urinals across the core in a hard water building. Tighten that interval in high traffic cores, relax it in lightly used ones.
- Annually: check cistern internals and flush valves before the flush weakens noticeably.
- At fit out: match the cleaning specification to the brassware specification. If the taps are PVD, the spec must say so, in writing, before a cleaner ever walks in.
- Look at hand dryer positioning and ventilation. Both change how fast water evaporates on surrounding surfaces.
Sites that follow that rhythm stop having a limescale problem and start having a limescale schedule, which is a much cheaper thing to own. Our office cleaning across Dublin teams carry the daily and monthly items, and the quarterly descale is booked as its own slot.
Will a water softener fix it?
Uisce Éireann's own hard water advice suggests descaling appliances and speaking to a plumber about descaling systems and softeners, while stating clearly that they cannot recommend any particular units or guarantee their effectiveness. That is worth repeating honestly rather than talking around.
In a commercial building the practical picture is this. A softener is a plumbing capital project, not a cleaning line item. It needs suitable plant space, a drain for regeneration, salt deliveries and ongoing servicing. It is normally installed on the hot feed or the general supply with the drinking water tap left on a hard bypass.
And in a multi tenant building, the landlord controls that decision, not the tenant. So the tenant who wants one often cannot have one, and the landlord who could install one is not the person receiving the complaints.
The conclusion is straightforward. A softener reduces the rate at which new scale forms. It removes nothing that is already there, and it does not remove the need to descale a washroom.
Cost, timing and who pays
We will not put a number on this page, because a number without seeing your washrooms would be a guess. What we can be clear about is how it is priced.
- The assessment and test patch are free as part of a Premier site survey.
- Descaling is priced by washroom core and by number of fittings, rather than by the hour.
- An aerator soak is cheap. A full core descale is a scheduled slot, normally out of hours so the building is not disrupted.
- Replacement brassware is a plumbing and procurement cost, not a cleaning cost. We will tell you that rather than folding it quietly into a quote.
- Descaling built into a washroom contract costs materially less over a year than emergency callouts plus replacement fittings.
Then there is the question nobody enjoys asking.
- At lease end, dilapidations claims regularly include washroom fittings, and pitted brassware is easy for a surveyor to spot.
- Most commercial leases put a repairing obligation on the tenant for fittings inside the demise, so "the landlord will handle it" is often wrong.
- A dated photographic condition report protects a tenant who inherited already scaled fittings, because it proves the damage predates them.
- Managing agents should hold the same report for shared cores, since the cost otherwise lands in the service charge with nobody able to say when the damage happened.
- Higher spec brassware in Dublin 4 and Ballsbridge buildings, clinics and embassies among them, makes this more expensive to get wrong, which is exactly why we test before treating there.

Why does our office urinal smell even though it is cleaned every day? Because the source is not on the surface. Uric salts crystallise inside the trap and pipework, holding odour below where any cloth reaches. Daily cleaning of the bowl cannot touch it. It needs cartridge or trap servicing plus an enzymatic treatment of the run.
